I had the pleasure of selling my home to Nick in a smooth transaction. I felt the price he offered was fair. I also called another "I buy houses" company and they were offering about $50K less even though I explained this was not a "fixer upper." The close was fast and totally up to me when I wanted to close. I had to delay 2 weeks from the contracted close date and it was no problem for Nick. Nick removed any potential obstacles that would be required if working through the traditional route of a Realtor. First, I did not have to worry about repairs to prepare the home for sale or deal with any of the required repairs for obtaining a township Certificate of Occupancy (CO). At a minimum, the house needed painting inside and out, new carpeting, appliance and fireplace repairs. Because I was consumed with packing 30 years of stuff and renovating my new home, I did not have the time to find contractors, schedule them into when I could be home for the repairs, let alone just finding contractors to show up! Additionally, a big plus for me was that Nick told me leave anything I did not want inside and outside. Having a junk removal company come in would have been another headache and expense. And of course, no staging (keeping the house tidy and well appointed) for potential buyers, no scheduling showings and vacating when appointments were made, no negotiating with a buyer for an offer and acceptance and no full home inspections with potential additional negotiations and attorneys "back and forth" calls and correspondence adding more delay to the process. Nick does cash sales, so no waiting for a buyer to secure a mortgage. And finally, no realtor fees! Of course all of the above is accounted for in the price he offered and knowing his expenses and getting a fair profit for him, again, I felt happy with what he offered.
